 How your roofing contractor will void your warranty -2

Many homeowners are comforted to know that there is a long warranty on roofing products installed at home. Most current shingles have a lifetime warranty instead of a 30 year warranty. However, the manufacturer's warranty will be invalid, as most homeowners do not know that roofing contractors can do (or ignore) it.

Inappropriate ventilation

Your roof contractor must know enough about the roof-top ventilation to properly ventilate the attic. The building code (2009) requirement is 1 square foot ventilation every 300 square feet of the attic floor area. If you have a house of 1,500 square feet, you need about 5 square feet of ventilation. Divide between the ventilation opening and the exhaust opening. The air outlet is at the top of the roof, but the air intake is usually on your shoulder.

In the example above, there are 15 covered louvers (vents) with 50 square inches of NFA (net free area). Instead, you can go with a ridge gent like ShingleVent II (what we are using). In this case, 40 or 39 ridge gentations are required.

For New Height roofing, it is recommended to increase the ventilation volume from 1: 300 to 1: 300. This greatly increases air flow in the attic, helps to cool the house in the summer and to prevent ice dams in the winter. In order to do this without covering the roof with a roof louver, we recommend a hidden continuous building like ShingleVent II.

If your home is not properly ventilated and your strip breaks prematurely, they will not be covered by the manufacturer's lifetime warranty. If ventilation is not done properly, the warranty is reduced to 10 years and there is no protection by SureStart.

Install on deck of unauthorized roof

Roof contractors tell me what type of deck is in your home and it is an approved deck for installing shingles. "The wood exterior is large (1 x 6, 1 x 8, 1 x 10, 1 x 12), wood exterior (1 inch minimum), which may cause buckling of shingles, so you need to pay extra care. In order to provide a firm and smooth surface for attaching, you need to install new 4 & # x8 & # 39 sheets of plywood.

Loadmaster and Homasote The roof deck is a "permission required" deck that must be installed according to the manufacturer's instructions and may require special fasteners to meet the warranty requirements. Other roof decks such as cement wood fiberboards, plaster, insulation boards are not approved and an approved deck must be installed on it. These decks are not common in houses.

If there is water damage, dry corrosion, or other damage applied to the sheath, the shingled roofing plate will not be subject to manufacturer's warranty. One example is an unknown leak that has not been restored before being reviewed. If the plywood fails in the future, the shingled roofing board will not be subject to warranty.

Another way to invalidate the warranty by the looping contractor is to properly place the roof on the deck after tearing the existing roof. If there are existing claws penetrating shingles, that damage is not covered by the manufacturer's warranty.

In order to avoid these scenarios, we recommend burning down all existing roofing materials (including old melt paper). You can look closely at the roof deck and thoroughly investigate the damage. We also clean the existing nails left over time with the deck of the roof and put them in the deck or remove them altogether.
